      What is commercial conveyancing?

      Commercial property conveyancing is the process of making someone the new legal owner of buildings, land, or property that is used for commercial purposes.

      This work is typically carried out by a solicitor or licenced commercial conveyancer who will walk you through the whole process and make sure you have all the legal documentation you need to purchase a commercial property.

      What is the commercial property conveyancing process?

      The commercial property conveyancing process has several stages for both the buyer and the seller of the property.

      1. Pre-contract negotiations and enquires take place which include the investigation of title, commercial property standard enquiries, and pre-contract searches.
      2. Documents are then drafted and reviewed by both parties – this includes the purchase and sale contract, lease, transfer deed, mortgage deed and stamp duty form.
      3. Contracts are then exchanged, a negotiation of completion date is set, and the payment of stamp duty is arranged. At this stage the transaction becomes legally binding on both parties.
      4. The buyer’s solicitor will then register the transaction with the Land Registry and the conveyancing process is complete.

      Is commercial conveyancing more expensive than residential?

      Commercial property conveyancing tends to be more expensive than residential conveyancing.
