Selling or keeping a home in the Gidea Park Conservation Area
Much of Gidea Park falls within the Gidea Park Conservation Area, built around the Romford Garden Suburb houses of the early 1900s. That designation matters in a financial settlement in three ways.
Valuation needs a surveyor who knows the area. Individually designed period houses do not value well from comparables on ordinary streets. We ask for a single joint expert with local knowledge rather than two competing estate agent figures.
Planned extensions may not be achievable. If one of you wants to keep the home on the basis that it can be extended or converted, conservation controls can rule that out. Check before relying on it in negotiations.
A sale can take longer. If the court orders a sale, the order should cover who pays the mortgage and outgoings until completion, so neither of you carries the costs alone.
Where a Gidea Park case is heard
Gidea Park is in the London Borough of Havering. Applications about children (form C100) and finances (Form A) are generally issued to the East London Family Court at Westferry Circus, Canary Wharf. Most divorces run through the online HMCTS service with no hearing.
In financial cases the court's first step is the First Directions Appointment, where it decides what valuations and disclosure each of you must provide. For a conservation area home, that is where the choice of valuer is settled, so we raise it before the hearing.
Children: what Havering's involvement means
Before the first hearing in a children case, Cafcass checks police and Havering children's services records. Any earlier contact with Havering appears in the safeguarding letter the court reads, so we deal with it in your application from the start.
Protection from domestic abuse
Non-molestation and occupation orders for Gidea Park addresses are dealt with by the East London Family Court, and urgent applications can be made without notice to the other person. Evidence of domestic abuse can also open legal aid for the wider dispute. If you are in immediate danger, call 999.
Getting started
At the first meeting we set out the likely route, the documents you will need and a written cost estimate. Every Gidea Park case is run by our Romford family law team, with advice available in Gujarati, Hindi and Urdu.
Questions Gidea Park clients ask
Is there a family solicitor's office in Gidea Park? Not ours. We are at Charter House, 123 South Street, Romford, and also meet clients by phone and video.
Our house is in the conservation area. Does that change how it is valued? It can. We ask for a valuer with local experience of period and listed-style homes, agreed by both of you.
Can I stay in the house until the children finish school? The court can delay a sale until a set event, such as the youngest child finishing school. Whether it will depends on both of your housing needs and finances.
